Westchester Housing Data Shows Growing Shift Toward Second Half Sales

Westchester County Pending Home Sales - 1st Half vs 2nd Half

For years, Westchester County’s single-family home market followed a familiar seasonal pattern, with spring and the broader first half of the year driving most pending home sales. However, data from 2015 to 2025 shows a clear shift: in both 2023 and 2024, the second half of the year accounted for the majority of our annual pending sales, while the first half’s share has fallen noticeably from the mid-50% range seen in periods before the pandemic years.

Ralph’s Take

Why Is the Second Half of the Year Gaining Strength?

It’s not mortgage rates. In September 2023, rates spiked and stayed elevated through the end of the year. In 2024, they followed…

Home Sales End Tough Year with December Rebound

Annual Existing Home Sales

Earlier today, the National Association of REALTORS released the 2024 Existing-Home Sales Data.  In December, U.S. existing-home sales rose 2.2% from the previous month to a seasonally adjusted annual rate of 4.24 million — the highest level since February 2024.  However, total sales for the year fell 0.7% compared to 2023, marking the lowest annual total since 1995. The national median existing-home price in December was $404,400, up 6% from December 2023, driven by limited inventory.

  • 2024 Sales: Finished at 4.06 million, the lowest level in almost 30 years.

  • 2024 Median Prices: December's median sales price rose to $404,400, a 6% increase, contributing to a…

October's 3.4% Growth Breaks Three-Year Sales Slump

Yonkers New York Real Estate

In October, existing-home sales in the U.S. increased by 3.4% from the previous month, reaching a seasonally adjusted annual rate of 3.96 million. This marks a 2.9% rise compared to October 2023 — the first annual gain since July 2021. The National Association of Realtors (NAR) attributes this uptick to growing inventory and sustained economic growth, suggesting a potential end to the downturn in home sales. Additionally:

  • Regional Growth: All U.S. regions saw sales increases.

  • Inventory Levels: Higher sales are linked to increased housing inventory.

  • Economic Factors: Job growth and economic stability drive housing demand.

  • Mortgage Rates: High rates…

Did Someone Rewind to ‘95?

The September Fannie Mae Economic Developments Report forecasts that existing home sales may reach a 30-year low this year, mainly due to affordability constraints and high mortgage rates. Despite a 20% increase in homes available for sale nationally, demand remains low, particularly in Sun Belt regions. Additional findings:

  • Home Sales: Existing home sales are expected to reach their lowest level since 1995.

  • Supply-Demand Imbalance: Although inventory has increased nationally, demand has not kept pace, resulting in fewer sales.

  • Economic Slowdown: Slower GDP growth and consumer spending contribute to weaker housing market conditions.

  • Future Outlook: Sales are projected to…

Record Number of Buyers Back Out of Deals

In July 2024, approximately 59,000 home-purchase agreements were canceled, representing 15.8% of homes that went under contract that month—the highest percentage recorded for any July since Redfin began tracking this data in 2017.

Ralph’s Take

The increase in cancellations is largely driven by high housing costs and growing economic uncertainty, with many buyers reconsidering their decisions amidst fears of a potential recession. The trend was particularly pronounced in Florida and Texas, where the housing markets have cooled significantly post-pandemic.
